Back in Business: Market Picks Up Post-Holidays

Following a quiet patch due to public holidays and political uncertainty, Canberra’s real estate market is regaining traction. May is shaping up to be a five-Saturday month, and with that comes a surge in scheduled auctions.

“We’ve got 50 auctions scheduled for May. Already, 10 have sold under the hammer and another two are under negotiation,” Craig says.

This kind of early momentum sets the tone for a strong finish to the autumn selling season.


Listings Remain Consistent — Stock Levels High

Despite seasonal disruptions, listings have remained steady. Luton has listed 24 new properties already this month, with more expected imminently.

“Many sellers used the long weekends to prepare their homes for sale,” explains Craig.

In total, Luton is holding around 140 active listings, offering a healthy spread of choice for buyers — especially as interest and competition return to pre-holiday levels.


Star Performers: Agent Highlights

Special mention goes to Julia Atkinson from the Weston Creek office. With four new listings already secured and more on the horizon, she’s proving to be one of the network’s rising stars.

“That office keeps producing incredible agents,” says Nick. “It’s fantastic to see our younger agents making such an impact.”


Giving Back: Our Biggest Charity Golf Day Yet

On 2 May, Luton hosted its third annual Charity Golf Day — the biggest one yet — raising valuable funds for Barnardo’s Australia and the RSPCA.

“It was a huge day, and the puppies at the end were a real highlight,” says Craig.

These events highlight Luton’s commitment to making a meaningful difference in the Canberra community.

Market Outlook: Post-Election Confidence Returns

The recent ACT election brought some buyer hesitation, particularly among public sector employees. With that uncertainty now resolved, buyer activity is climbing — especially in more affordable price brackets.

“Properties in the $700K–$800K range are getting multiple offers,” Craig reveals. “We had one property receive three identical offers over the weekend.”

Add to that the possibility of a rate cut at the next RBA meeting, and things could be poised to accelerate again.


Investors Gearing Up

Investor activity is also ramping up. Pre-approvals are reportedly hitting near-record highs, suggesting investor confidence is building — and fast.

“We’re seeing positive signs across both sales and rentals,” Nick notes. “This could be a really strong winter for landlords and sellers alike.”
