As we reach the midpoint of 2025, there’s no better time to reflect on the performance of Canberra’s property market and look ahead to what the second half of the year could bring. In this special Luton Update podcast episode, CEO Nick Paine sat down with Head of Sales Craig Sheargold to break down the latest numbers, trends, and opportunities across the ACT real estate landscape.

Here’s a summary of what was discussed, with expert insights on buyer sentiment, auction activity, stock levels, and why now could be the ideal time to list your home.

Market Performance: Jan–June 2025

Despite a complex economic environment and variable weather conditions, the Canberra property market has performed with steady confidence in the first half of 2025.

Key Stats (June Quarter 2025):

  • Listings: 385 properties listed across all Luton offices

  • Sales: Just under 350 completed sales

  • Auctions: 105 auctions conducted

  • Clearance Rate: 61% across April–June

  • Average Bidders Per Auction: 1.8

  • Open Homes: 1,833 open homes conducted (April–June)

  • Buyer Inspections: Open home attendance up by 10%

These figures reflect a stabilised and healthy market, with strong participation from both sellers and buyers despite earlier uncertainties.

Interest Rates and Buyer Confidence

Following recent interest rate cuts, buyer confidence is clearly on the rise. Craig Sheargold noted that sentiment has improved significantly, with more engagement at open homes and growing interest in properties that may have previously been overlooked.

“There’s definitely a renewed energy. Buyers are feeling more optimistic, and that’s translating to increased competition at auctions and stronger open home numbers,” said Craig.

This shift in attitude may also be influenced by banks moving independently of the Reserve Bank, creating more borrowing capacity for motivated buyers.

Auction Trends & Off-Market Opportunities

One of the standout insights from the podcast was the importance of auctions and the power of being “sale ready.” With 25% of auction properties selling prior to auction day, having contracts prepared and being open to early offers can be a significant advantage.

Craig also highlighted that more than 100 registered bidders missed out at recent auctions — a clear indicator of pent-up demand.

“We’ve got serious buyers in the market right now. If you’re thinking of selling, it’s a fantastic time to talk to an agent — we may already have the right buyer for your property.”

This demand is creating unique off-market sale opportunities, especially for larger family homes where buyers want time to sell their current property before the end-of-year rush.

Why Winter 2025 Might Be the Perfect Time to Sell

While winter often sees a dip in listing activity, the current climate presents a strategic opportunity. With fewer homes on the market, properties that are well-presented and priced appropriately are attracting solid attention.

With only 7–8 weekends left until spring, sellers can beat the seasonal rush and take advantage of motivated buyers looking to transact before competition intensifies.

Looking Ahead: Predictions for Late 2025

Both Nick and Craig agree that the Canberra property market is poised for further growth in the second half of the year.

Here’s what they’re expecting:

  • Upward pressure on prices as demand outpaces supply

  • Stronger exhibition turnout leading to faster sales

  • More like-for-like sales that demonstrate true price movement

  • Stronger end-of-year market activity, especially October–December

Canberra has yet to see the explosive growth recorded in cities like Brisbane, Adelaide, and Perth — but it’s likely to follow suit as national trends ripple through the ACT.

Advice for Homeowners: What You Should Be Doing Now

Thinking of selling in 2025? Here’s Craig’s key recommendation:

“Start the conversation with an agent now. With buyer demand high and limited stock on offer, it’s a great time to consider off-market sales or get prepared for a strong spring campaign.”

Getting market-ready doesn’t mean listing tomorrow — it means knowing what steps to take now, from preparing contracts to styling your home for maximum appeal.
