Our dedicated Property Manager for this property is Airlie Jarratt. Earlier this year, Airlie was appointed as, what has turned out to be, our long term Property Manager. We had experienced significant turnover of Property Managers over the previous 5-10 years, with a consistently extremely poor level of service provided. So we thought it appropriate to provide some feedback. Advertise units and negotiate lease terms. This year, the property was subject to end of lease negotiations and renewals, involving tenant changeover. This was after a 15 year long tenancy. Airlie represented our best interests and those of the tenants very professionally and efficiently, achieving a great result for both parties in terms of a 12 month lease at a market appropriate rental. Her Tenant Screening processes were thorough, transparent to us, and followed our requirements and preferences. This was greatly appreciated. Major Maintenance Projects. The property underwent a complete Re-paint and Re-carpet - in addition to regular end of lease maintenance. This involved managing multiple stakeholders, tradespeople, and departing & potential new tenants. These Projects were managed efficiently, with issues identified and resolved swiftly and effectively, resulting in a minimal vacancy period. This was greatly appreciated. Act as liaison between tenants and property owner. Airlie has always communicated promptly, accurately and comprehensively to the tenants and ourselves. Airlie effectively uses varying communication tools at her disposal - Phone, Email and SMS. Her Industry specific knowledge and communication methods are second to none. She has constantly fielded Tenant Requests, and used her knowledge and experience to consistently deliver appropriate responses and outcomes. This was greatly appreciated. Collect rent on a monthly basis and handle late payments in a timely manner. The tenants have never fallen behind in their rent, however, we are confident that she will handle that correctly should it occur. This is greatly appreciated. Maintain property by addressing tenant complaints, completing repairs, and enforcing rules of occupancy. Although we are interstate and cannot attend the Inspections, we have nothing but praise for Airlie’s due diligence when performing these events. Airlie consistently and firmly reminds the tenants that it is their responsibility to report all items of maintenance. Airlie reinforces this, achieving a balance between the Landlord’s Investment perspective and the Tenant’s Comfortable and Safe Residence persecutive. This is greatly appreciated. Coordinate maintenance schedule with Maintenance Coordinator. Airlie has been given a schedule of Regular Maintenance and Utility Payments. Rarely does Airlie need reminding to ensure that these Events occur on time. Having said that, if we do need to remind Airlie of Scheduled Events that have slipped, she is quick to attend to them. This is greatly appreciated. Relief Property Manager. In Airlie’s well deserved Leave of Absences for illness, her relief Property Manager, Maggie Schirmer, continued the excellent service in a seamless manner." - Phil and Jackie
